Financing

Insulating your home can be a significant investment to pay for all at once. Not everyone wants to use their savings for this. National Heat Fund and Sustainable Loan can help you finance your insulation project.   You can have your home insulated from as little as €34 per month* (example: cavity wall insulation for a semi-detached house). In many cases, your monthly energy savings are greater than your loan repayments and interest. In other words, you start saving immediately while enjoying a more comfortable home!

Example Calculation*

There are various financing options available for energy-saving home improvements. The example below is for illustrative purposes only and is based on financing through the Energy Saving Loan offered by the National Heat Fund. Whether this is the most suitable financing solution for your situation will depend on your personal circumstances. The financing specialists at Sustainable Loan will be happy to advise you on the financing options available.

*In some cases, an Energy Saving Loan may be available with a 0% interest rate. Please enquire about the available options.

Green Mortgages in the Netherlands for Energy-Saving Home Improvements

Several banks in the Netherlands offer green mortgage products with favourable terms and interest rate discounts for homeowners investing in energy-saving measures such as cavity wall insulation. Below is an overview of some of the main banks and their green mortgage products.

1. Rabobank – Green Mortgage

Description: Rabobank offers a Green Mortgage, allowing homeowners to receive an interest rate discount if their property meets certain energy efficiency requirements, such as an energy label A or B. Investing in home improvements can help achieve these energy ratings.

Interest rate discount: Up to 0.5% discount on your mortgage interest rate, depending on the property’s energy label and the amount borrowed for energy-saving improvements.

Conditions: After the improvements, the property must achieve a higher energy label or meet the requirements for an energy-efficient home.

2. ABN AMRO – Sustainable Living Mortgage

Description: ABN AMRO’s Sustainable Living Mortgage offers an interest rate discount for customers investing in energy-saving home improvements.

Interest rate discount: Up to 0.2% discount on the mortgage interest rate for qualifying energy-saving measures.

Conditions: The mortgage or loan must be used for improvements that enhance the property’s energy label.

3. ING – Sustainability Mortgage

Description: ING offers a dedicated Sustainability Mortgage, allowing customers to borrow up to €25,000 extra at a reduced interest rate for approved energy-saving measures.

Interest rate discount: The interest rate is generally lower than the standard mortgage rate.

Conditions: The loan must be used for approved energy-saving improvements such as insulation, solar panels or a heat pump.

4. ASN Bank – ASN Mortgage

Description: ASN Bank offers a mortgage with an interest rate discount for homes that are already energy efficient or become more energy efficient after sustainable improvements.

Interest rate discount: Up to 0.4% for energy-efficient homes.

Conditions: After renovation, the property must achieve an energy label A, B or C, or the loan must be used for approved energy-saving improvements.

5. Triodos Bank – Triodos Mortgage

Description: The Triodos Mortgage offers an interest rate discount based on the home’s energy label. The better the energy label, the lower the interest rate.

Interest rate discount: Up to 1.0% for homes with an energy label A or higher.

Conditions: The property must have an energy label A, B, C or D. Cavity wall insulation can help improve the property’s energy rating.

6. SNS Bank – SNS Mortgage with an Energy Saving Loan

Description: SNS Bank offers an Energy Saving Loan as an addition to an existing mortgage. This loan can be used to finance approved energy-saving improvements.

Interest rate discount: There is no direct mortgage interest discount, but the Energy Saving Loan is available at a favourable interest rate.

Conditions: The loan is only available for approved energy-saving measures and is subject to a maximum loan amount.

Tips for Choosing a Green Mortgage

  • Compare Interest Rates: Compare the available interest rate discounts and lending conditions to determine which green mortgage best suits your situation.
  • Check the Conditions and Energy Label Requirements: Some banks require a minimum energy label or multiple sustainability improvements before you qualify.
  • Seek Professional Advice: It may be worthwhile consulting a financial adviser to determine which mortgage product is most suitable for your circumstances.
